Inspection

Yes

Make sure that all walls are clear of excess storage, including the garage.
Any access to a sub area (if you have one) needs to be accessible so we can access that area.

Please do not, this could unintentionally remove evidence linked to the organisms of interest
Allow the inspector to arrive and perform an assessment and cleanup after the inspection is complete
*We recommend you wait to perform any painting, until after the inspection is complete because Drywood Termites leave tiny pin holes inside your walls (called “kick out holes”) and a fresh coat of paint could conceal what is hiding inside of your walls.

Crawl space is another word for Sub Area.
If you have steps leading into your house, chances are you have a crawl space/sub area underneath the house.
(*If there are vents down towards the floor on the outside of the house this also means there is a crawl space/sub area).
If you are looking at the MLS listing, it might refer to it as a concrete perimeter.

About 45 minutes to 2 hours, depending on the square footage and age of the home.

There are more than one species of termites (please see our “Resources” page), we need an inspector to:
1.) identify which type of termite you have,
2.) determine the extent of the damage created, and
3.) evaluate the cost to eliminate the problem and go over treatment options with you.

What is a “Competitive Bid” and what qualifies for the inspection fee waiver?

When you send it to us along with their prices, we will do our best to get you a lower price on the work and even waive our inspection fee
We must have their report prior to doing the inspection so our owner can look it over to ensure that we can save you the most money possible.
(NOTE: A one page bid sheet is not a wood destroying pest and organism report and will not qualify for a FREE competitive bid).

It is illegal for us to work off of another company’s Written Report.
We offer alternative treatments to Fumigation that your property might be a good candidate for instead
The only way to determine materials and actions to take is to inspect your property.

When you order the report, tell us how you would like to receive your copy.  (i.e., e-mail in PDF format, fax or mail for yourself or anyone else you request us to send a copy to).

We offer a discount if you pay the inspector the day of the inspection

Escrow can be billed for inspection fees (you will lose the “pay at time discount”)
Escrow can be billed for work for up to 60 days interest free.
After 60 days, the account must be paid regardless of Escrow status.

General pest is a separate license by the state. For ants, rats, spiders etc.

Not always, it is best to check with your inspector about your options.
There are multiple different spot treatment options, including Localized Treatment.
Ask our Inspector if a local treatment option is available for your home.
Not every infestation needs fumigation but sometimes Drywood Termites can be found in several spots and it just makes sense to have a fumigation done.
We offer 4 yr warranties for Drywood Termite fumigations so you have the peace of mind that you are covered even if they do come back!

If your contract states “By Owner” it means the owner is to get a qualified licensed person to complete that specific item
That is a situational case and we will look at your report to determine if it is something we can do.  These tend to be items such as a roofing or glass company item that we don’t specialize in.

We will go out and reinspect the other person’s work and issue you a report stating the items appear to be done correctly.
(NOTE: Able Exterminators, Inc. does not provide warranty for anyone else’s work. Any such warranty should be acquired from the person doing the work.)

It is not necessary. Upon completion of work we will issue a notice of work completed and not completed and also the bill for all work performed.

We work on a first call, first serve basis and will do what we can to get someone out to you, as soon as possible

Please wait until after a fumigation to paint. Not all paints go with the vikane fumigation gas.
